Jared Kushner’s Luxury Apartments in Jersey City

Kushner and Fulop Do Not See Eye-to-eye on Luxury Apartments in Jersey City Five years ago, Jared Kushner may have been a well-known personality in and around New York due to his relationship with the Trump family, but now he is almost a household name. And that may not be a good thing.

Kushner and his company are currently developing a 79-story tower of luxury apartments in Jersey City in the Journal Square area. The new development is reported to have 744 rental units on top of 121,640 square feet of retail space, 117,840 square feet of office space and 388 parking spaces. The address will be 1 Journal Square in Jersey City.

It doesn’t look like Kushner is going to get the help from Jersey City Mayor, Steve Fulop, like he did when he built Trump Bay Street. The two sides seem to have parted ways in the last three years. Back in May, NJTVOnline ran a story stating that Mayor Fulop is no longer supporting tax incentives for this project, which includes a 30-year tax abatement and a $30 million city-backed loan.

While we are waiting to see how this development plays out, there are dozens of new complexes in Jersey City with 1 and 2 bedroom apartments for rent. The previously mentioned Trump Bay Street has five 1 bedroom, 1 bathroom apartments available starting at $2,595 per month. Down the street and around the corner at The One Jersey City, there are 1 and 2 bedroom apartments listed on hotpads.com. The 1 bedrooms start at $2,500 per month, and the 2 bedroom unit is listed at $3,755 per month. At 444 Washington Blvd in Jersey City, you will find 13 available 1 and 2 bedroom apartments for rent starting at $2,540 per month for a 1 bedroom, 1 bath with 817sqft of living space. The 2 bedroom units have 2 bathrooms, and start at $3,850 for 1,140sqft of living space.

These are just a few samples of available Jersey City luxury apartment rentals, just in case you are not dead set on living in a Kushner or Trump related building.

Politics Don’t Mix with Developing Luxury Apartments in Jersey City

The One Jersey City is an interesting place to live, and apartment dwellers often look for new homes in the area of this apartment complex. Luxury apartments in Jersey City can be hard to come by as they are in such high demand. That’s why it’s nice to see developers such as Kushner Companies working to create new apartment buildings in the region. CEO of Kushner Companies, Jared Kushner, has had a lovely relationship in the past with Jersey City Mayor Steve Fulop, which has led to major developments including apartment buildings in the region. However, their relationship is strained as of late, and Fulop is no longer supportive of a project that the Kushner Companies is working to develop.

There was a project in the works by the company that would have included tax incentives, such as a 30-year tax abatement and a $30 million city-backed loan. However, Fulop is no longer supporting these incentives. The company says that their project would bring close to 4,000 much-needed union construction jobs to the region along with $180 million in tax revenues for Jersey City in a 30-year time frame, plus a new memorial plaza.

It was a recent trip to China that brought attention to the project in a negative manner. A pitch in China included EB-5 visas, which allow foreign nationals to invest $500,000 with no guarantee of a return but a green card in exchange. The source of such foreign funds is under fire, as it is believed they come from human trafficking, drug trade and other criminal activities. This connection has soured the support of the Kushner Companies by the Jersey City Major.

Sometimes, it’s best not to mix business and politics, especially when it comes to creating Jersey City two bedroom apartments for rent. Meddling in politics can place certain ideas in the heads of supporters which may lead to changes in projects as seen with this recent Kushner deal.

The Competitive Market of Luxury Apartments in Jersey City

What's the location of your favorite Jersey City luxury apartments Cement mixers making a drop off at a jobsite, a crane operator effortlessly balancing a steel beam high in the sky, a police officer directing downtown traffic for an oversized delivery, buildings turning up almost overnight…these are the sights of Jersey City today.

If you build it they will come. New residents are arriving and searching forluxury apartments in Jersey City. With an abundance of residential structures popping up all over the city, it has created an extremely competitive market. For the residents, the primary decisions come down to 3 categories – location, rent price & size, and amenities.

Location – Jersey City consists of six neighborhoods – Bergen-Lafayette, The Heights, Historic Downtown, Greenville, Journal Square, and West Side. One of the more competitive neighborhoods currently is in Historic Downtown in an area known as the Hudson Waterfront.

Rent price and size – not everybody can afford everything. For most of us, our monthly rent payment is our biggest expense each month. Do your homework. Most apartment complexes have websites with floor plans including dimensions. Rent pricing is also included on the websites but also look for the deals and move in specials. One month free specials will decrease the monthly rate on a year’s lease. Also, look for the “no fees” frill.

Amenities – yes, we want it all or as much as we can get. Luxury apartment developers are putting the needs of the resident first and providing the best services and amenities possible. From being pet-friendly and having a dog spa available without leaving the building, to being eco-friendly and smoke free facilities. Most developments are offering the best fitness centers in an environment that keeps you wanting to exercise, rooftop entertainment areas with swimming pools, hot tubs, fire pits, BBQs and lounge areas. More and more developments are including playgrounds, children’s play rooms, dog runs, game rooms, theater media rooms, business centers, basketball courts, tennis courts, spas, saunas, massage rooms, bike rooms…and the amenities list goes on and on. I have even seen a few that include dry cleaning services, cold storage for your grocery deliveries, and complimentary shuttle service.

There’s a new place in town and it has joined the competitive market of luxury apartments in Jersey City.  The One Apartments at 110 First Street, Jersey City, NJ, situated on spectacular waterfront property, provides breath-taking views of Manhattan and is just minutes to the PATH. In a quiet neighborhood, The One towers 36 stories high and takes great pride in its 439 luxury apartments. The One offers studios, one and two bedroom apartments with a variety of floor plans. Spacious and resort style studio floor plans are starting at $2,775 per month. The amenities list includes a state of the art fitness center with a yoga studio, weight machines, free weights and cardio machines. The One also offers a playground, outdoor swimming pool and sundeck with private cabanas, game room with ping pong and pool tables, media center/movie theatre, golf simulator, barbeque grills and a lounge area on the rooftop for your enjoyment.

If you’re checking the list, The One seems to have it all covered…location, rent price and size, and amenities.

Manhattan Comes Alive This Spring with New Residential Luxury Apartments with Balcony

House39 in Manhattan has luxury apartment with balconyWhen one thinks of musician Lenny Kravitz, sexy rock star comes to mind. Rocking songs such as American Woman, It Ain’t Over ‘Til It’s Over and Fly Away to name a few. What you may not know about Kravitz is that he lives in a constant state of discovery.

In 2003, Kravitz founded Kravitz Design Inc. a New York City-based company focusing on commercial, residential and product creative direction and design. The Kravitz Design collection includes a full range of stylish furniture and home decor, including tables, chairs, lamps, rugs, pillows and more. Inspired by Lenny Kravitz’s travels, the pieces from the Kravitz Design collaboration have a bold, ’70s-inspired style. Not surprising for a handsome, talented cat who exudes a smooth swagger, curiosity, modesty, and sophistication—which is precisely why, along with his music, he slays the hearts of millions of fans, including women who want to be with him and men who want to be him.

This Spring is the opening of 75 Kenmare according to New York Curbed.com. “What was once a parking garage at the corner of Mulberry and Kenmare Streets is now turning into a multimillion-dollar condo with interiors by Lenny Kravitz’s firm, Kravitz Design. Sales launched in the last week of February, with prices starting from just under $1.7 million. The DHA Capital-developed condo features just 38 residences, which come in one to four bedroom variations. DHA purchased the parking garage site in the summer of 2015 for $50 million, and then brought on Andre Kikoski Architect for the exteriors and Kravitz for the interiors. So invested is Kravitz (a Nolita resident himself) in the project that he’s even created a guide to the neighborhood for incoming residents.”

Also opening this Spring in New York City is House 39, a sleek and modern curved glittery glass apartment building in Murray Hill. The exterior of House 39 is a 37 story glass rental tower at 225 East 39th Street. House 39 features a game room that is adjacent to the lounge which highlights a stunning fire pit to relax by as well as many other resort style amenities. House 39 provides a truly unique living experience with luxury apartments with balconies in Manhattan. House 39’s studio, one, two, and three bedroom units all feature large floor-to-ceiling windows that provide stunning Manhattan views and let in lots of natural light. 5 Things to Check Prior to Renting Apartments with Fitness Center in NYC

apartments for rent with fitness center nycYou finally made up your mind – you’re moving to New York City. Now you begin your process of looking for apartments for rent with a fitness center in NYC. There are hundreds of neighborhoods to choose from within the five famous boroughs. The process of finding that perfect apartment can be daunting.

Here are 5 tips that may just help you out in your search.

  1. Identify your needs – all fitness centers are different just as you are different. So first figure out what your needs are in a fitness center. Maybe you just like the treadmills, maybe swimming laps or perhaps lifting weights or even the spin classes. You also want to know if the fees are included in your rent amount…that’s a biggy!
  2. Fitness center’s hours – not all fitness centers are open 24 hours. Not all of us have 8 to 5 jobs. And none of us like to go work out when it’s overly crowded and you have to wait for a machine.
  3. Location – location, location, location is everything. The ideal situation is having a fitness center directly in the apartment building but that’s not the case sometimes. If an on-site fitness center is not possible, try to find one that is close to transportation and in a safe neighborhood.
  4. Fitness Devices and Equipment – Seriously inspect the fitness center’s equipment. Ask about the maintenance records on the machines. And ask for a comprehensive tour of all the equipment and whatever else the fitness center has to offer. Obviously, new equipment is going to be the best.
  5. The Staff – No one likes to be greeted by a receptionist that is having a bad day when you are trying to stay fit and healthy. No one likes to be in the locker room with untrustworthy staff. So be observant and also ask about their employee turnover rate. It will give you a good indication on the staff.

A personal recommendation would be the fitness center at EOS NoMad. The eco-friendly structure at 100 West 31st Street features a 15,000-square-foot Nike gym for both residents and Nike employees (Nike’s corporate offices are located inside EOS), which will include a training area, spin studio, half-court basketball and indoor pool. Check out this photo of EOS’s gorgeous swimming pool . For more information on EOS and its fitness center please check out their website at http://eosnomad.com.

4 Must See Buildings: Apartments with a Balcony or Deck in Manhattan

Apartments with a Balcony or Deck in Manhattan

A balcony. Hasn’t that been everyone’s dream? In New York, a balcony is a mark of luxury, a breath of fresh air, and beautiful views. Are you dreaming of finding a luxury apartment with a balcony in Manhattan? Take a look at these four.

1199 Park Ave.

1199 Park Avenue is a complex with 19 stories that was built in the sixties. It sits close to schools and churches and is very attractive to families. And yes, it has balconies. Situated close to the No. 6 subway station (we’re talking a block) and in the prestigious Carnegie Hill neighborhood, this building is a classic example of Manhattan luxury living.

House 39

These luxury apartments are located near some of the most famous Manhattan eateries and shopping. 2nd Ave Deli, Dock’s and Kajitsu are all close, as are many bars, bakeries, and fitness centers. Although individual apartments at House 39 don’t have balconies, the roof top pool and deck are spectacular as you can see at house39.com. It has plenty of other amenities too including a fitness center and a kid’s club house.

Tribeca Pointe

These apartments sit waterfront. They are a little newer – built in 1998 and feature huge picture windows that fill the apartments with sunlight. It has 42 floors, and each unit has hardwood flooring and large walk-in closets. Granite countertops grace the kitchen. And, no, we didn’t forget – it has balconies on the upper floors.

The Monterey

This modern looking building includes floor-to-ceiling windows with beautiful landscaped exterior spaces. Wooden cabinets and stainless steel appliances adorn each suite and the complex is very close to playgrounds, public transportation, and other institutions.

Overall, there are a lot of options for living in an apartment with a balcony and good views – a place where you’ll feel right at home.

Growing Up in a Bronx Rental Apartment Project

Playground near bronx rental apartments
Playground in the Parkchester Section of Bronx New York

I remember hearing somebody say “You never have friends as an adult like you had when you were a kid.” Maybe it was at the end of the movie, “Stand By Me” or “The Sandlot.” Theodore Josiha Haig published a book about six young men who grew up in the Soundview Projects in the Bronx and vowed to maintain those friendships through adulthood.

The novel, called New York’s Finest: The Bronx’s “View,” was published in March 2016 by Page Publishing in New York. The relationships these men have are tested daily in their pursuit to be the best of New York’s finest. All six of the men were employed in some capacity in law enforcement.

The author, Mr. Haig, was raised in New York City and graduated from James Monroe High School just outside of the Soundview neighborhood. Mr. Haig went on to get a Bachelor’s degree from Providence College, a Master’s degree from Rhode Island College, a Doctoral degree from Boston College and, 20 years later, a law degree from University of Florida’s College of Law. Professionally, Mr. Haig has lived in many US cities employed as a superintendent of schools. For the last 11 years, he has been the Director of Independent Schools in Doha, Qatar.

You can find out more about Mr. Haig, and the other four novels he has written on his website, www.theoldmanofthemountain.com. In the “about the author” section of the website, Mr. Haig explains that he has visited 78 countries, and gets his inspiration for writing from his travel experiences.

In my opinion, it is the life and writing of Mr. Haig that most resembles the American dream. Young people today need heroes like Mr. Haig. Whether growing up in a Bronx rental apartment in Soundview or Parkchester with a single parent, to an 8,000 square foot single family home in La Jolla, CA, the choices we make and the friends we have, for better or for worse, will set the course of our lives.
